Q:  What is included in a home inspection?

During your property inspection, we will take 2 or more hours looking at things like your foundation, basement or crawl space, roof, attic, plumbing, heating and air conditioning systems, electrical, walls, floors & ceilings.  We are looking for deficiencies that may be costly to repair and safety issues within the property.

Q:  What types of buildings do you inspect?

We can inspect many different residential property types such as single and multi-family homes, condominiums and mobile homes.  We also inspect commercial properties such as apartment buildings, motel/hotels, restaurants, storage buildings and office buildings.

Q:  How soon after the inspection will I get the report?

Since we collect data on site with a mobile device and deliver our reports electronically most of our non-commercial reports are delivered same day but depending on the situation we guarantee the report with be delivered 24 hours of your inspection.  Commercial reports generally take longer and will depend on the scope of the inspection.

Q:  What if the home fails the inspection?

Our property inspections are not a pass/fail situation.  Our inspections offer you invaluable insight into the condition of your property at the time of the inspection.

Q:  What if problems are found during the inspection?  Who is responsible for repairs?

While it is not uncommon to find problems in an inspection sellers are not required to repair any defect or safety issue within the property.  We recommend working through your realtor as they will guide you through the process of what would be best for all parties involved in the transaction and will be able to discuss your options or negotiate on your behalf.  If there is no realtor involved we recommend working with the current owner as to what would be best for both parties.

Q:  What do I need to do to get ready for my inspection?

We ask that you contact your realtor and verify if the date and time we have scheduled will be acceptable with the property owner.  We also recommend that either the realtor or the home owner ensures that all the utilities such as gas, electricity and water or any other systems that you would like to have inspected are turned on and ready to go.

Q:  How much do you charge?

Our pricing is based on the size of the property and any additional services you may want to have completed.  We recommend contacting us at 419-503-3644 to quote and schedule your inspection.

Q:  What payment methods do you accept and when do I have to pay?

We currently accept cash, checks, all major credit cards and PayPal.  Payment is due at the end of the inspection unless other payment arrangements have been made in advance.

Q:  I usually work during the day, can I schedule my inspection in the evening or on the weekend?

For our clients convenience we offer appointments in the morning, afternoon and evenings and can schedule appointments 7 days a week.

Q:  Do I have to be present at the home inspection?

You are not required to be present at the inspection, however is it highly recommended that you attend the inspection, especially for first time home buyers.  It will offer you valuable insight into your new property and we can take extra time to show you how things operate in your home.

We also work with many clients who are not local and can coordinate the inspection, report and payment remotely for your convenience.

Q:  Are you licensed?

While Ohio does not specifically license home inspectors, they do require licensing for Wood Destroying Organism inspections in Ohio (AKA Termite or Pest Inspections), we are licensed to perform these inspections.  We are also certified by the International Association of Certified Home Inspectors, the largest organization that certifies home inspectors in the United States.

Q:  Are you insured?

We have Errors & Omissions and General Liability Insurance to protect our clients from potential mistakes in our work and to protect the property and people we work with.  Proof of insurance is available upon request.

Q:  What other services do you offer?

We also offer Mold Testing & Inspections, Water Quality Testing, Vacation/Vacant Property Check-Ins and Rental Move-In/Move Out Inspections.
