Mold Inspection & Mold Testing

The EPA states that, “It is important to take precautions to limit your exposure to mold and mold spores. Avoid breathing in mold or mold spores”. The EPA also recommends that if you suspect you have a hidden mold problem you should consider hiring an experienced professional to avoid exposure to potentially massive doses of mold spores.

Mold damages what it grows on. The longer it grows the more damage it can cause. If there is a mold problem in your home, you should clean up the mold promptly. Mold can be hidden, growing on the water from a hidden leak, and can develop into a potentially large problem if not caught in time.

Testing your home on a regular basis is a prudent way to prevent small problems from growing into a costly and unhealthy situation, and always avoid exposing yourself and others to mold.

Mold Inspection is the process of visually locating the presence of, or possibility of, mold within a home. This process is a very important part of performing a complete property inspection, as the bacteria from mold can lead to serious health problems for anyone living or working within the property.

Mold testing is the process of testing the surface, carpet, and/or air for the presence of mold. These samples must be collected and sent off for laboratory analysis. The most simple form of testing is “Surface Swabbing” or “Tape Lifts”. A more thorough test is “Air Sampling” where we collect two air samples through the use of filters and vacuum pumps. One sample is from the area of the home in question, and the other sample is from the outside of the home. This allows us to be sure the mold tested did indeed come from the home, and not an outside source. “Carpet Testing” is another option for gathering mold samples. Here, we use a vacuum pump to draw suction across a pre-determined measurement of carpet area. This suction forces the air through a filter trapping the mold spores for laboratory analysis.

Testing results usually take about a week to get back, once we receive the results we will go over them with you.
